We have been driving piles for homes in eastern North Carolina for 40 years. Many of our foundations have been for manufactured or mobile homes. After being set on pilings any type of home can be a dream home with decks, porches and other additions.
Manufactured on-frame homes require a different foundation plan. Support girders are installed to support the steel frame of the home. An outside band is also required for tiedown straps and OSB sheeting to bring the siding down below the girders.
Whether you call it a house on pilings or a home on stilts, this type of a foundation will give you more usable space below. Pilings take up less space than a block pier and have wider spacing. With girders supporting the steel frame a plan requires less pilings.
